About the Role

The Regional Property Manager at FLATS is responsible for overseeing the operational and financial management of a multi-state portfolio of residential communities. This role emphasizes strategic leadership, financial acumen, and operational excellence to ensure property performance, resident satisfaction, and team development across diverse markets. The Regional Property Manager plays a pivotal role in achieving business objectives while fostering FLATS' culture and core values across all properties in this geographically dispersed portfolio.

Location: This is a hybrid role with a preferred location in Las Vegas. The position offers flexibility with remote work options while maintaining a strong presence in our site and regional offices.

Key Responsibilities

Portfolio Performance & Financial Management

· Oversee and manage the overall performance and profitability of a multi-state portfolio to meet established operational, financial, and business goals

· Develop and implement annual operating budgets and forecasts with a focus on maximizing NOI

· Analyze monthly financial performance, identifying variances and implementing corrective actions for budget deviations

· Monitor and approve property expenses, ensuring cost-effective operations while maintaining quality standards

· Prepare comprehensive monthly owner reports and quarterly financial reviews

· Identify and recommend capital improvement projects to enhance property value and resident experience

· Review and inspect capital replacement plans, ensuring proper implementation and budget adherence

Operational Excellence

· Conduct regular property inspections to maintain FLATS' quality standards and physical integrity of assets

· Collaborate with facilities teams to ensure preventative maintenance programs are implemented effectively

· Ensure compliance with all local, state, and federal regulations including Fair Housing, ADA, and OSHA requirements

· Implement risk management strategies to minimize liability and ensure resident safety

· Review and approve all operational reporting with attention to accuracy and timeliness

· Monitor and maintain the timely processing of rent collections, deposits, and vendor payments

· Oversee emergency response protocols and ensure proper handling of all property-related incidents

Leasing & Marketing Strategies

· Drive occupancy and revenue goals through effective leasing and marketing strategies tailored to each unique market

· Monitor varying market trends and competitive properties

· Review and approve resident retention and renewal programs to minimize turnover

· Collaborate with marketing teams to develop and implement compelling property marketing plans

· Oversee reputation management through social media, online reviews, and community engagement

· Implement resident satisfaction initiatives to enhance the resident experience and build community

Team Leadership & Development

· Recruit, train, and develop high-performing property management teams

· Provide mentorship, guidance, and performance feedback to Property Managers and site staff

· Ensure all team members receive proper training on company policies, procedures, and systems

· Address performance issues promptly and effectively with appropriate documentation

· Foster a diverse, inclusive, and collaborative work environment that aligns with FLATS' values

· Promote internal advancement opportunities and implement succession planning

· Conduct regular performance evaluations and recommend appropriate compensation adjustments

Client & Stakeholder Relations

· Build and maintain strong relationships with property owners, investors, and key stakeholders

· Communicate proactively with clients regarding property performance, market conditions, and strategic initiatives

· Represent FLATS professionally in business development opportunities with potential clients

· Cultivate positive relationships with vendors, contractors, and service providers

Requirements

Qualifications & Experience

· Bachelor's degree in Business, Real Estate, or related field preferred

· Minimum 5 years of multi-family property management experience

· At least 3 years in a multi-site supervisory role across different geographical markets

· Experience managing properties in at least two different states highly preferred

· Experience with institutional investors and/or third-party management preferred

· High-rise, lease-up, and new construction experience valuable

· Demonstrated ability to successfully manage remote teams

· Strong financial acumen and analytical skills

· Excellent leadership, communication, and presentation abilities

· Proficiency with property management software platforms (Yardi preferred)

· Knowledge of multi-state real estate laws, regulations, and varying market trends

· Experience managing properties across diverse market types (urban, suburban)

· Ability to adapt management strategies to different regional contexts and demographics

· Strategic thinking and problem-solving capabilities

· Ability to build consensus among diverse stakeholders

· Excellent remote team management and virtual collaboration skills

· Industry certifications preferred (CPM, CAPS, CAM, ARM, or HCCP)

Travel Requirements

· Position requires regular travel (up to 50% of work time) between properties across multiple states

· Must be comfortable with air travel and stay in portfolio locations

· Valid driver's license required for local transportation within each market
